The 2008 market is stable, starting the year with inventory 14%
above this time last year; inventory reached a 5-year high
in Jun.07 and a 7-year high in Mar.08.
In 2007 the market experienced an overall price increase of 8.5% for single family
homes (the prediction of 3% to 5% was far surpassed); a
3% to 5% increase is the degree of upward pricing expected
now for 2008.
The record average
sale price for single family homes in Greater Victoria in
2008 is still
$624,450 (set in Dec.07). The current single family home
price in Greater Victoria is $597,176 (Mar.08).
The current
average waterfront home price in Greater Victoria is
$1,524,750 (Mar.08).
Townhomes set their latest record at
$474,150 (Nov.07) and stood at $457,344 in Mar.08.
Condos neared the $359,742 record
(Nov.06) in Jan.08 at $349,045. The condo average
currently sits at $328,734 (Mar.08).
